Modern HVAC Engineering within Historic Bosphorus Architecture

Located on the Bosphorus waterfront in Ortaköy, İstanbul, the Fehime Sultan and Hatice Sultan Mansions are historically significant late Ottoman waterfront palaces dating from the 1890–1900 period.

Designed by the renowned Balyan family, the buildings reflect Empire and Neoclassical architectural influences together with Neo-Baroque and Art Nouveau details.

Following extensive conservation and reconstruction works, the 7,920 m² historic site was transformed into a luxury hotel complex with approximately 40,046 m² of total construction area, combining restored historic structures with contemporary underground and supporting facilities.

The Engineering Challenge

Historic building renovations are among the most challenging applications for modern mechanical systems.

Unlike new-build projects, HVAC installations must adapt to the existing architectural fabric. Integrating contemporary mechanical systems while preserving original materials, proportions, decorative elements and historic characterrequires specialized engineering, careful coordination and appropriate product selection.

At the Fehime and Hatice Sultan Mansions, the objective was to provide modern standards of thermal comfort and airflow control while minimizing the visual impact of mechanical installations on the restored interiors.

Architectural Air Distribution

Gerhman provided a combination of air distribution and control solutions specifically selected for the architectural constraints of the project.

KAPPA-LB Architectural Hidden Slot Diffusers were used where seamless integration into the restored interiors was essential, allowing the air distribution system to remain almost invisible within the architecture.

KDI Displacement Diffusers provide low-velocity air distribution for enhanced thermal and acoustic comfort, while LINEA Linear Grilles complement the architectural air distribution concept in designated areas.

The system is supported by CAV units for controlled constant airflow and BLUE-S dampers for airflow regulation and balancing.

Together, these solutions enabled modern HVAC performance to be integrated while respecting the architectural integrity of these historic Bosphorus landmarks.
